Costs involved in Contract Cleaning

The cost of cleaning can be divided into a number of well-recognised elements and although the proportion allocated to each element can vary from contract to contract, it is possible to give some guidance on a typical breakdown as shown in the following:
  • Site Based labour including cover, national insurance, holidays (65-85%)
  • Overheads (9-20%)
  • Operating Surplus (4-10%)
  • Management (3-5%)
  • Equipment (3-10%)
  • Personal Protective Equipment (PPE) including uniforms (0.5-1%)
  • Training (1-2.5%)

There are many reasons why there are acceptable variations to the above, depending for example, upon whether there are special requirements that need to be taken into account. 

Typically, cleaning costs are categorised as Direct or Indirect, and Fixed or Variable. 

Direct Costs
Are those that relate directly to the contract and will include:
  • Labour costs 
  • Equipment Provision and Maintenance 
  • Cleaning Materials 
  • Personal Protective Equipment (including Uniform)
  • On Site office costs

Indirect Costs
Are not specific to the individual contract and are usually apportioned across the business, there include:
  • Head Office and Reginal Office Costs
  • Shared Support – Payroll, Human Resources, Training
  • Management 

Fixed Costs
These remain the same throughout the contract such as site-based office costs and equipment depreciation. 

Variable Costs
These will change throughout the contact – for example, the consumables and materials spend can change from month to month.
